Lime plaster and lime render

Caldy is quiet, green and built largely in local sandstone, and a lot of it is solid wall. Those houses were built to pass moisture through the wall and off the face, and a cement or gypsum finish stops that, so lime is the usual answer rather than a preference. It goes on in coats and cannot be rushed, which is the main thing to know before comparing it with a gypsum price.

External rendering and render repairs

Where there is render here it is generally on the later houses and the extensions rather than the stone, and it is mostly screened from the worst weather by mature planting. That cuts both ways: it weathers more slowly, and the damp that stays in a shaded north elevation behind a hedge takes longer to show and longer to dry once it is opened up.

Plastering and skimming

Rooms here are large and well lit, which means raking daylight across long walls and a finish that has to be genuinely flat rather than nearly flat. It is worth agreeing which walls are being painted and which are going under paper, because they are not the same amount of work.

Ceilings

High ceilings, often with original cornice and sometimes a rose. Lath ceilings at that height are heavier than they look and are worth assessing properly rather than patching twice.

Questions from Caldy

Why is lime recommended so often in Caldy?

Because much of the housing is solid sandstone built with lime mortar, and that wall was designed to let moisture move out through its face. A cement render or gypsum plaster closes that route, and the moisture then finds another one.

Do you work on houses set well back from the road?

Yes. The thing worth settling at the quote is access for materials and where a mixer and a skip can stand, because on a long drive behind trees that is a real part of the day rather than a detail.
