Render repairs

Reading a rendered wall before anybody prices it

There are four things worth looking for and all of them are visible from the ground. Hairline cracking in a map pattern across a panel, which is usually the render itself. Cracking in a straight line, which usually follows something structural behind it and is a different conversation. Staining below a sill or a joint, which is water tracking. And a hollow note when a panel is tapped, which means the render has let go of the wall even though it is still standing there.

Hollow is the one people miss, because it looks perfectly fine. Render that has lost its bond is holding on by its edges and by habit, and painting it is money spent on something that is coming off. So a repair quote starts by tapping the whole elevation and marking what is hollow, and the marked area is what gets cut out.

The work is cutting back to a sound edge rather than to the edge of the damage, building back up in coats to match the existing thickness, and matching the finish. A repair on a painted wall is nearly invisible after coating. A repair on a through coloured surface is harder to hide, and we will tell you that before rather than after. Often asked about alongside pebbledash removal, lime plaster and lime render and replastering after damp.

Map cracks or straight cracks

One is the render, the other is usually the building. Filling the second kind is not a repair, it is a delay.

How far the hollow goes

Found by tapping, not by looking. The cut goes back past the hollow to sound material or the repair fails at its own edge.

Matching the finish

Straightforward under paint. Harder on a through coloured surface, and worth knowing that before the work rather than after.

What this job looks like

Example images of the kind of work described, each one labelled as such. They are not photographs of our own jobs and nothing here is borrowed from anybody else's. Our own photographs go in as jobs are finished and customers are happy for us to use them.

Why people use us

Priced by area, which is why waiting costs money

A repair is quoted on the area that has gone. That area grows every winter the water keeps getting in.

  • Whole elevation tapped and the hollow areas marked
  • A price for what can be seen and a rate for anything beyond it
  • Cut back to sound material, not to the edge of the stain
  • Built back in coats to the existing thickness

Frequently asked questions

Render repairs: the questions people ask

The ones that come up most. If yours is not here, ring and ask.

How much of the render will have to come off?

However much is hollow, plus a margin to a sound edge. That is why an honest quote gives you a price for the marked area and a rate for anything found beyond it, rather than one number with guesswork hidden inside it.

My render is cracked but it is dry inside. Can it wait?

It can, and it will cost more later. A crack is taking water now whether or not it has reached the inside face, and what it is doing meanwhile is wetting the wall and working on any fixing in it.

Can a repair be made to match?

Under paint, almost always, because the coating unifies it. On a through coloured render, a patch will usually be visible to some degree because the original has weathered and the new has not. We will say so before doing it.

What causes render to blow in the first place?

Water getting behind it and then freezing, a poor key when it was applied, movement in the wall, or a rusting fixing expanding inside it. Which one it was matters, because repairing the render without dealing with the cause gets you the same call in two years.

Send photographs of the cracking

A picture of each affected elevation and a note of which way it faces is usually enough for a first answer.

About Wirral Plastering

How the work is actually organised

Wirral Plastering takes the job as main contractor and puts the labour on it. That means one person quotes it, one person is answerable for it, and you are not chasing three numbers to find out who is coming on Tuesday.

It is worth saying plainly rather than implying a van and a family name, because the way a job is run changes what you can expect from it. What you get is a written scope, a date, and somebody whose problem it is if the date moves.

What we will tell you we are not

Damp proofing is a different trade and so is stone repair, and both come up constantly on Wirral housing. We do the plastering that follows damp work and the lime render that sits around stone, and we will tell you when the thing you are describing needs somebody else first.

Structural work is the same. A crack that runs in a line rather than a map pattern is not a plastering question and filling it is not an answer.

No photographs of our work, and why the site says so

There are no job photographs on this site. The slots are placeholders and they are labelled as placeholders. Nothing here is a stock picture presented as a job and nothing is borrowed from another company's gallery.

Real photographs go in as jobs are finished and customers are happy for us to use them, and not before. The same goes for anything that looks like a customer quote. There is a section built and ready for them, switched off, and it stays that way until there are real ones with permission attached.
