Villas, sandstone and solid walls

West Kirby sits where the Dee meets the sea, and the older part of it is Victorian and Edwardian villas running back from the front, with interwar semis climbing towards Caldy Hill behind them. There is a lot of local sandstone in it: in walls, in steps, in pillars and in the lower courses of the older houses.

Those villas are solid wall construction with lime plaster inside and lath and plaster ceilings above, and a good number of them have never been stripped back. That is the single most useful thing to know before pricing one, because a house that still has its original plaster is a different job from one that was taken back to brick in the nineteen eighties and skimmed in gypsum.

Why lime keeps coming up here

Google suggests lime plasterer Wirral and lime render Wirral as real searches, and West Kirby is a large part of the reason. A solid wall built with lime mortar was designed to let moisture move through it and evaporate off the face. Put a cement render or a gypsum skim on it and that route closes, so the moisture goes sideways and comes out at a skirting, or stays in the wall and takes the mortar with it over a decade.

Lime is slower and it costs more. It goes on in coats, each one has to carbonate before the next, and it cannot be rushed with a heater. What it does in return is keep the wall doing what it was built to do. On the right house it is the cheaper answer measured over twenty years, and on a modern cavity wall it would be a waste of money, so the first job is working out which one you have.

Salt air, and what it does to an outside wall

The estuary and the sea air reach a long way inland here, and salt does two things to render. It works into the surface and brings it off in a fine powder, and it attacks anything ferrous fixed through it, so an old fixing rusts and jacks a crack open from the inside.

The practical effect is that render on the exposed side of a West Kirby house wants looking at more often than the same render would three miles inland, and that small repairs done early are a fraction of the price of the wall they prevent.

Ceilings, cornices and the bits worth keeping

The villas tend to have run cornice, deep skirtings and sometimes a ceiling rose, and in a tall Victorian room those are most of the character. A lath ceiling under them can still be saved more often than people assume, and where it cannot, it can be boarded and the cornice cut in to rather than buried.

That is a decision to make at the quote with somebody standing in the room, not something to find out afterwards.

Questions from West Kirby

How do I tell if my house needs lime plaster rather than ordinary plaster?

The wall tells you. Solid brick or stone with no cavity, soft mortar you can scratch with a key, and no damp proof course usually means a wall built to breathe, and those want lime. A cavity wall built after roughly the nineteen thirties with hard cement mortar does not, and lime on it would be money spent for nothing.

Is lime plaster much more expensive?

It costs more in both materials and time, because it goes on in coats and each one has to set in its own time rather than being pushed. On a house that needs it the comparison is not lime against gypsum, it is lime against gypsum plus the damp work that follows gypsum on a wall that cannot pass moisture.

Can you repair sandstone as well as the render around it?

Stone repair is its own trade and we will tell you when a job is really that rather than plastering. What we do is the lime render and lime plaster work on and around it, and we would rather hand you to the right person for the stone than take the whole job and improvise on the part we are not the right people for.
