Lime plaster and lime render
Irby keeps a village core, and the older stone cottages in it are solid wall construction built with lime. Those want lime, for the same reason they always do: the wall passes moisture through its face and a cement or gypsum finish closes that route.
Plastering and skimming
The postwar detached housing around the core is a completely different job, cavity walled and boarded, where the work is flatness rather than breathability. Two houses a hundred yards apart can need opposite materials, which is why the first visit matters here more than most.
Ceilings
Lath in the cottages, board in the newer houses. Worth checking which you have before assuming, because an overboard priced for plasterboard is the wrong price for lath.
Render repairs
Mostly on the newer housing and the extensions. Cracking and hollow panels in the usual places, around openings and below sills.

Questions from Irby
Two houses on my street look the same but one is stone. Does that change the job?
Completely. A solid stone wall built with lime mortar and a cavity wall built after the war want opposite materials, and using the wrong one is not a finish problem, it is a damp problem two years later. It is the first thing worth establishing at the quote.
Do you do small jobs, like one room?
Yes. A single room, a ceiling, or a patch and skim are all normal work. What is worth knowing is that mobilising for a small job costs much the same as for a big one, so one room is rarely a twelfth of the price of twelve.
