Big houses on big plots, and what that does to a quote
Heswall runs down a hill towards the Dee, and the housing reflects it: substantial detached properties on generous plots, a lot of them set back behind planting, with long elevations and more wall per house than anywhere else on the Wirral.
For plastering that mostly means volume. Rooms are bigger, ceilings are higher, and a re-skim that is two days in a terrace is most of a week here. For rendering it means something more specific: there is simply more external wall facing the weather, and a lot of it has been rendered at some point and is now on its second or third coating.
The slope, and why access is a real line in the price
A sloping plot changes external work more than people expect. Scaffold on a hillside has to be built off a level base, and where the ground falls away from the gable the lift that costs nothing on a flat plot becomes a design. Getting materials to the back of a house that sits above its own driveway is labour, not materials.
None of that is exciting and all of it is the difference between a quote that holds and a quote that grows. It is worth walking the whole perimeter at the quote rather than the front and one side.
Render on exposed elevations, and sandstone that is not render at all
The west facing elevations here take weather off the estuary, and render on them fails in the usual order: hairline cracking, then water behind, then a hollow panel, then a stain running below it. Caught at the cracking stage it is a repair. Left to the staining stage it is usually a wall.
There is also a lot of sandstone in Heswall, in boundary walls, steps, pillars and the lower courses of older houses. Sandstone is not a surface to render over. It is soft, it moves water, and sealing it in cement is how you get a stone face that spalls off in flakes. Where stone needs anything it needs lime, and that is a different job that we will describe as what it is.
What people here actually ring about
Full house re-skims after a purchase, because these houses change hands and the new owner takes the whole ground floor back at once. Render repairs on the weather side. Ceilings in rooms with original detail. And new work: boarding and skimming out an extension or a garage conversion that somebody else has built the shell of.

Questions from Heswall
Can you render over sandstone?
It is not what we would suggest. Sandstone is soft and it moves water, and a cement render seals that in, which tends to come back as the stone face flaking off behind the render. Where stone needs a coating it needs a lime based one that lets it breathe, and that is a different job with a different price, so we will say which one you are actually asking for.
Does scaffolding come out of my quote or is it extra?
It is in the quote, and on a sloping plot it is worth seeing it broken out as its own line rather than buried, because that is the line the slope actually changes. A quote that does not mention access on a house that sits above its own driveway has not been round the back yet.
How long does a whole ground floor re-skim take?
It depends on the room count and the ceiling height more than the floor area, and on whether ceilings are included. What matters more for planning is the drying: fresh plaster needs time before it is painted, and rushing that is how you get patchy paint. We will give you the working days and the drying days separately so you can plan round both.
